Refinishing a hardwood floor involves sanding the floor and then applying a new protective layer of finish. Sanding the floor involves using equipment that is designed for that purpose to remove the old finish and imperfections from the floor. After the floor has been sanded it should be flat and free of defects. Then the finish is applied.

A course abrasive is used in the first step of the sanding process to remove the existing finish from the floor and to create a flat floor with all of the boards perfectly flush. Additional sanding is then done with medium and fine grits to insure that the bare wood has a uniform complexion.
Then the finish is applied. Usually 3 coats of finish is used. The first coat can be either a stain or sealer. Sealer brings out the natural color of the wood. Stain is used to create a specific color. There is a wide variety of stain colors available. After the stain or sealer coat, then two or three coats of finish are applied. The finish provides a durable wear layer that builds up on top of the floor to protect the floor from normal use. Either an oil polyurethane or a waterborne finish is used. Each type of finish has different advantages.
